Who we work with

Built for the people responsible for the building.

A commercial roof is an operating asset. We give you the information to plan for it — and a crew that respects the business running underneath.

Office towers under a clear blue sky
  1. 01

    Business owners

One accountable contact, a clear scope and work scheduled around your hours — not your customers' visit.

  2. 02

    Property managers

Photo reports per building, maintenance schedules and documentation you can forward to owners and tenants.

  3. 03

    Facility teams

Safety plans, rooftop-equipment coordination and crews that check in and out with your staff every day.

Commercial services

One partner for every stage of the roof.

Most commercial roofs need all three over their life. We'll tell you plainly which one yours needs now.

  • Stage 1 · Keep it working

    Repair & Maintenance

Leaks traced to the source and fixed for good, plus scheduled maintenance visits that catch small problems while they are still small.

    • Leak response & tracing
    • Seam, flashing & penetration repairs
    • Drain and gutter clearing
    • Semi-annual maintenance visits
    Request a repair assessment
  • Stage 2 · Extend its life

    Restoration

When the membrane is aging but the roof below is dry and sound, a fluid-applied restoration system can renew the surface without a tear-off.

    • Moisture survey first
    • Cleaning & targeted repairs
    • Seam and detail reinforcement
    • Silicone or acrylic coating systems
    Request a restoration assessment
  • Stage 3 · Start fresh

    Replacement & Installation

Complete tear-off and new roof system — insulation, cover board and membrane — designed for the building, its use and local code.

    • System selection & specification
    • Tear-off & deck repairs
    • Insulation & cover board
    • Manufacturer-documented installation
    Request a replacement assessment

Roofing systems

The five systems we install and maintain.

Each has a place. The right one depends on slope, structure, rooftop traffic, chemical exposure and your plans for the building.

  • TPO

    Thermoplastic polyolefin

A single-ply membrane, usually white, with heat-welded seams. Widely used on low-slope roofs where a reflective surface helps limit rooftop heat.

    Common fitOffices, retail, warehouses

  • EPDM

    Synthetic rubber membrane

A flexible single-ply rubber membrane, typically black, that is adhered, mechanically fastened or ballasted. Seams are joined with tape or adhesive.

    Common fitLarge, simple roof areas

  • PVC

    Polyvinyl chloride

A single-ply thermoplastic membrane with heat-welded seams and good resistance to many chemicals, oils and greases.

    Common fitRestaurants, labs, industrial exhaust

  • Metal

    Standing-seam & panel systems

Structural metal panels joined by raised seams. Suitable for low-slope and steep roofs within the manufacturer's minimum-slope limits.

    Common fitIndustrial, warehouses, new builds

  • Mod-Bit

    Modified bitumen

Asphalt-based roll roofing installed in multiple plies — torch-applied, cold-applied or self-adhered — creating a thick, redundant surface.

Common fitRoofs with regular foot traffic

Buildings we serve

Every building has its own constraints.

  • Warehouses & distribution

Large low-slope areas, skylights and dock-side drainage.

  • 02

    Retail centers

Phased work that keeps every storefront open.

  • Office buildings

Quiet hours, rooftop HVAC and tenant notices.

  • Industrial facilities

Safety plans, exhaust penetrations and process equipment.

  • 05

    Multifamily properties

    Resident communication and occupied-building logistics.

  • 06

    Institutional buildings

Schools, churches and clinics scheduled around their calendars.

Restoration vs. replacement

Restore or replace? The roof decides.

We don't promise a cheaper or longer-lasting answer up front. A moisture survey shows what the existing roof can support — then we recommend.

Best when

Restoration
The membrane is aged or weathered, but the insulation and deck are dry and sound.
Replacement
There is widespread wet insulation, deck damage, or the system has reached the end of its service life.

What's involved

Restoration
Cleaning, repairs to seams and details, then a fluid-applied coating over the existing roof.
Replacement
Removing the existing roof down to the deck and installing a complete new system.

Disruption

Restoration
Typically lighter — little demolition, less noise and debris.
Replacement
Heavier — tear-off, material staging and more rooftop activity.

How we decide

Restoration
A moisture survey and core samples confirm the roof is a restoration candidate.
Replacement
The same survey shows where replacement is the responsible choice.

Results depend on the roof's condition, the chosen system and ongoing maintenance. Every recommendation comes in writing with the survey findings.

How a commercial project runs

Inspection to closeout, in writing.

  1. 1

    Site assessment

We walk the roof with your team, review access, safety and rooftop equipment, and note visible issues.

  2. 2

    Moisture survey & report

Core samples and a moisture scan show what's dry and what isn't, documented in a photo report.

  3. 3

    Options & proposal

Repair, restore or replace — each option with a written scope, schedule and line-item pricing.

  4. 4

    Scheduled installation

Work is phased around your operations, with a daily supervisor, safety plan and progress updates.

  5. 5

    Closeout & maintenance

Questions

Commercial roofing FAQ

Ask during your inspection
Can you work while our business stays open?

Yes. We phase the work, schedule noisy tasks around your hours and coordinate access, deliveries and safety zones with your team.

How do we know if restoration is an option?

A moisture survey and core samples show whether the insulation and deck are dry. Restoration is only recommended when the existing roof is sound.

Do you offer maintenance plans?

Yes — scheduled inspections, drain clearing and minor repairs, with a photo report after every visit (sample terms).

Which roofing system is right for our building?

It depends on the roof's slope, structure, rooftop traffic, exposure to oils or chemicals, and your plans for the building. We'll compare options in writing.

Can you help after storm damage?

We document damage with dated photos and measurements you can share with your insurer. Coverage decisions are always between you and your insurance company.
